Today, in charts

West Hyderabad's land now sells for more than ₹200 crore an acre at government auctions. In most months the city registers between about 4,500 and 8,500 homes. And the part of the city that is lit at night has spread far past HITEC City.

Where Hyderabad lit up

Night lights, 2012 → 2026. Satellite images of the same area, taken in the same weeks each year, show the lit area spreading west and north-west. By 2026 almost all of the western belt is lit. Mokila is less than half lit, and Moinabad is still dark. ANALYSIS: NASA VIIRS brightness images, not measured light levels. The old core is already fully bright in 2012, so these images can't show growth there.

Where Hyderabad lit up, square by square

The whole city in 2 km squares. Of the 813 squares within 35 km of Charminar that we could measure, 183 gained at least half their area in lit share between 2012 and 2026. The biggest gains run west and north-west (Kollur, Vattinagulapally, Patelguda, Bollaram), with a second arc in the south near Shamshabad and Adibatla. Fourteen squares went from completely dark to fully lit. ANALYSIS: same NASA images. The old core, already bright in 2012, is hatched and not ranked. Some squares dimmed slightly, which may be noise in the images.

Lit share of area

Kokapet went from about a quarter lit at night in 2012 to fully lit by 2023. Bachupally lit up mostly between 2016 and 2023, and Kollur mostly after 2020 (from zero to 93%). ANALYSIS: share of the area within 2 km that is above a fixed brightness. Part of the 2016→2020 jump may be a sensor change, not growth.

Home registrations per month

Registrations: between about 4,500 and 8,500 homes in most months. The busiest month we collected was July 2021 (9,507), when Telangana revised market values and stamp duty. The quietest was May 2021 (2,501), during the COVID second wave. Before the June 2026 guidance-value revision, buyers rushed to register in May 2026 (8,344), then June fell to 5,560. Land auctions

Kokapet-area land auctions have climbed sharply, though not uniformly: ₹60 crore an acre on the Golden Mile layout in July 2021, ₹31–42 crore for Neopolis plots the same day, and ₹151 crore for Neopolis by November 2025. Government auctions near HITEC City (Raidurg, by TGIIC) went higher still: ₹237 crore in May 2026 and ₹264 crore in August 2026. FACT: HMDA and TGIIC auction results as reported. These are top single-plot bids, not averages — different layouts, not the same land resold twice.

Distance to the metro, 2017 vs 2026

The metro reached HITEC City in 2019. Tellapur is still about 10 km from a station, and Kollur about 13 km. Metro Phase 2, including a Raidurg–Kokapet line, has no formal central sanction. In Parliament on 2 April 2026, the Union housing ministry said no timeline could be fixed. ANALYSIS: straight-line distance from each area's centre to the nearest open station. UPI payments, Hyderabad-area districts

Digital payments grew about 36-fold in five years. PhonePe transactions in the four Hyderabad-area districts (Hyderabad, Rangareddy, Medchal-Malkajgiri, Sangareddy) went from 49.7 million in the first quarter of 2019 to 1.79 billion in the last quarter of 2024, which is 63% of Telangana's total. Rangareddy, home of the western IT belt, is now the largest of the four. FACT: PhonePe Pulse open data. PhonePe only, not all UPI. The data ends in late 2024. In late 2022 the source shows a spike in Hyderabad district that falls back in 2023, which looks like a change in how PhonePe assigns districts; we shade it on the chart.

Fastest-growing pincodes

The busiest pincodes grew 18 to 35 times. Among pincodes that were in PhonePe's published top list in both 2019 and 2024, the HITEC City/Madhapur (500081) and Gachibowli (500032) pincodes grew 26 and 24 times, and one in the Uppal area (500039) grew 33 times. FACT: PhonePe Pulse. Only the top pincodes are published, so a pincode missing from the list is not zero.

IT exports and employees

Telangana's IT exports and IT jobs grew every single year, from ₹57,000 crore in FY2013-14 to about ₹3.13 lakh crore in FY2024-25. Direct IT employment rose from 3.2 lakh to about 9.5 lakh by FY2023-24. That includes 2016–21, years people often remember as a slump. How it got here: the decisions, in order

The pattern in the record is simple to say and slow to play out: the state chose the west early, roads and the airport pointed the same way, employers followed, and land prices followed the employers, years later.

Timeline

The state picked the west (1998–2008). HITEC City opened in November 1998 under the TDP government. Genome Valley (1999), the Indian School of Business (2001) and the Financial District's foundation (2001) followed in the same corridor. The new airport at Shamshabad opened in March 2008, and the first Outer Ring Road stretch, from Gachibowli past Narsingi to Shamshabad, opened in November 2008. Then growth stalled (2008–2014). The 2008 global crisis, the Satyam fraud (January 2009) and five years of Telangana statehood agitation from December 2009 all hit the city. Telangana was formed on 2 June 2014. FACT

A new state bet on IT again (2014 onwards). Telangana's first ICT policy came in 2016 and T-Hub followed. Large campuses opened under both BRS and Congress governments: Amazon in 2019, Cognizant and Microsoft in 2024–25. The ORR arc past Kokapet, Tellapur and Kollur had opened in 2011, and the last ORR section was completed in 2018. FACT

Boom and record land (2021–2026). The state lifted GO 111's building curbs on 84 villages by GO 69 in April 2022. Kokapet auctions set records in 2021, 2023 and 2025. FACT

How long does a decision take to show up?

Announcement to opening

Across the IT and industrial projects we could date end to end, the median gap between announcement and opening is about 3 years. Examples: AWS 2.0 years, Foxconn 3.2, Microsoft's cloud region 4.4, T-Hub phase 2 about 6.6. ANALYSIS: only 5 projects, and only ones that opened, so this is a rough guide.

Approval is a weak signal on its own. Pharma City and the ITIR were both approved and never opened. Pharma City was later re-planned as Bharat Future City after the change of government in December 2023. FACT

What this means when someone says "the metro is coming": this is a reason for caution, not a forecast. The three-year pattern above comes from corporate campuses and a cloud region — not public transit — and only from projects that actually opened. Metro Phase 2 has no sanctioned start date to measure a timeline from yet. ANALYSIS


What could stall it

Lake-boundary enforcement. HYDRAA was set up in July 2024 to protect lakes and public land. On 20 September 2024 the state cabinet decided to grant it statutory powers; the Governor promulgated the Greater Hyderabad Municipal Corporation (Amendment) Ordinance, 2024 — adding Section 374-B to the GHMC Act — on 3 October 2024. FACT: newsonair.gov.in, 21 Sep 2024 ("will issue"); Deccan Chronicle, Governor's approval. HYDRAA's own July 2024 constitution date is still single-sourced.

HYDRAA's own enforcement has itself drawn a High Court contempt finding. On 10 June 2026 HYDRAA undertook to the Telangana High Court not to enter or interfere with a 40-acre property at Lothukunta (Shanta Sriram Constructions Pvt. Ltd.). On 17–18 July 2026, HYDRAA officials entered anyway with police and machinery, demolished structures and attempted to fence the land. Justice Anil Kumar Jukanti found Commissioner A.V. Ranganath guilty of civil contempt, rejected his apology, authorised the Army to stop further unauthorised entry, and directed the state to relieve him — a removal later stayed on appeal to a Division Bench. FACT: The South First, Telangana Today, Deccan Mirror — the June 10 order, July violation, Army authorisation, 63 pending contempt cases against Ranganath, and the stayed removal are corroborated across at least two independent outlets each — this is an active case and keeps being updated.

Too many unsold homes. CRE Matrix's own H1 CY26 report says Hyderabad's citywide unsold inventory rose 21% year-on-year to 142,722 units in the first half of 2026 — about half of it priced above ₹1.5 crore, and only 21% of it due for completion within 2026. Registrations in August 2026 were down 9% on a year earlier. FACT: CRE Matrix, H1 CY26 report (crematrix.com), read directly. FACT: Knight Frank, August 2026. What to check: the project's RERA completion date and extensions, and how many units in the micro-market are unsold.

US visa rules. The IT workforce the city depends on is exposed to US policy. A $100,000 fee on new H-1B petitions announced in September 2025 was struck down by a court in June 2026, and the case is still moving. FACT, to be rechecked on publish day.


Where next: what the data can and can't say yet

The places that lit up most recently, such as Kollur (dark until 2016, 93% lit by 2026), have no metro station close by; Kollur is about 13 km from one. The Outer Ring Road reached them first, in 2011. The places still dark or partly dark at night (Mokila, Shankarpally, Moinabad, Future City) have approved or proposed links (the Regional Ring Road, the Future City road, Metro Phase 2) but none of them is built. We are building a scorecard that will rank places on these signals, and back-testing it: would it have picked Kokapet and Tellapur early, using only the data available at the time? It will also include places that didn't boom, so we don't just pick winners after the fact. Until that test is done and reviewed, this post makes no forecast.
